During her morning drive to work one day, Jen Nieves heard a commercial on the radio advertising CHP homebuyer education classes. At the time, Jen was a prospective home buyer but had some difficulty finding reliable information about the home buying process. She found out about HomeWorks of Virginia, and began attending homebuyer education classes. On March 15, 2005, Jen closed on her first home. As a home-renovation business owner, Jen constantly worked with home owners. Now, she too owned her own home.

Community Housing Partners (CHP) has been creating homeownership opportunities for low to moderate income customers since 1989. As a NeighborWorks® chartered member, CHP was selected to open a certified NeighborWorks® HomeOwnership Center (NWHOC) in Virginia Beach, VA. CHP’s certified NeighborWorks® HomeOwnership Center, HomeWorks of Virginia is a “full cycle” lending center illustrated below.

CHP will be further diversifying its services in early 2009 to include a real estate brokerage department called CHP Realty. This revived line of business will be guided by CHP’s Principal Broker, Kamilia Lawson, who has her real estate broker’s license in Virginia, North Carolina, and Kentucky.

As mentioned above, CHP currently provides homeownership counseling, homebuyer education, and some lending services to people and families we serve. With the addition of CHP Realty, we can also offer real estate services to our clients, helping them find quality homes they can afford to purchase.

Recognizing that the home-buying process can often be a confusing and stressful one with many steps and procedures, CHP Realty will provide homebuyers the convenience and ease of one-stop shopping. Having a team of professionals within the same company working together to meet the clients’ needs can help ensure a more straightforward, and potentially less expensive, home-buying experience.

CHP has been providing homebuyer education, housing counseling, down payment and closing cost assistance and access to below market rate financing for the past 17 years. Within the next year, HomeWorks of Virginia intends to begin providing mortgage lending and property services, in keeping with the NeighborWorks® full-cycle lending process. Our counseling activities and down payment assistance and access to below market rate mortgage financing allows first time homebuyers to achieve the dream of homeownership.

HomeWorks of Virginia provides holistic housing counseling, which also includes how to manage a home. We are currently creating a post-purchase counseling, which will include environmental and energy saving techniques. This will, in turn, allow homeowners to reap the benefits of more disposable income.

By following NeighborWorks® full-cycle lending process, HomeWorks of Virginia's services attract new customers and boosts home ownership among the nation’s most underserved buyers — women, minorities and low to moderate-income families.
